When to pause showings and when to deactivate

This article will explore the distinctions between pausing a showing and deactivating a showing, as well as provide guidance on when to choose between these two options.

Pausing the Property

You should consider pausing the property when you need to temporarily stop showings but the listing is still active and you would like to allow leads to schedule for a future date. Those temporary reasons can be any of the following:

  • You have applications to review. The lease agreement is not signed yet, but you don't want to allow any other showings for the time being, until the property gets leased. That way if no applicant is approved, you can resume showings immediately.

  • There is a problem accessing the property: an issue with the lockbox or a missing key.

  • The property is not yet ready for showings but will be ready in a few days, so you want to start allowing leads to schedule for when it's planned to be ready.

  • There is a maintenance issue that requires no traffic for a few days until the issue is fixed.

When a property is paused for more than 10 days, it will still receive inquiries; however, prospects will not be able to schedule a tour. Instead, they will receive a message explaining the reason for the temporary unavailability of the property and we will notify them when showings are about to resume, so they can schedule.

When you pause showings, any prospects who have already scheduled a tour will be informed of the cancellation due to the pause, asking them to reschedule for a later date.

Important Note: Tours will not be canceled if the property is paused within one hour of the scheduled tour.

Additionally, for inquiries received during the pause period but the prospects have not scheduled a tour yet, Showdigs will send them a text reminder, a day before showings are about to resume, inviting them to schedule a tour.


Deactivating the Property (“Stop Showing”)

Deactivation of the property should only occur once the property has been rented out or for any other reason that it was removed from the market.

When a property is deactivated, all scheduled tours will be canceled, and prospects will receive a text notification informing them of the cancellation.
