What else do I need to know?

Here are some commonly asked questions.

What if there are issues with the property?

If there is anything wrong with the property that needs attention or that you think should be fixed, please list it in your feedback once you've completed the showing. The property owner relies on this feedback, so please be as specific as possible and add a photo when possible.

What if I can't access the property?

The property manager should have provided a combination to a lock box or special instructions on how to access the property. You can find this information in the app.

If you've been provided a combination to a lock box and the key is not in the lock box, the key doesn’t open the door, or the lockbox is not there, first check to make sure no one else is currently in the property (it may be that another tour is taking place). If there is no one in the property and you're not able to access it (after thorough attempts), follow the following steps:

1. Apologize to the prospect and let them know that they will be contacted to reschedule once the access issue is resolved.

2. Call Showdigs immediately and inform us of the the issue. We will follow up with the prospect and the property manager.

What if the prospect doesn't show up?

Don't worry, you're still getting paid: we appreciate your time. If the prospect does not arrive on time, please do the following:

1. Call the prospect and check to make sure the prospect is not waiting by the front door or the building's main entrance

2. Please wait at the entrance of the property for 5 minutes, then call the prospect a second time.

If you are unable to get a hold of the prospect, wait another 5 minutes. If the prospect never arrives, or if the prospect lets you know they won't be able to make it within 15 minutes, use the app to "finish the tour" and select the outcome as "No Show" to indicate that the prospect did not show up.

What do I need to know about the property?

You should review the info that we provide you before the showing so that you can answer general questions about the property and the neighborhood. 

If the prospect asks you a question that you don't know the answer to, kindly request the prospect to reach out to the property manager - the prospect has the property manager's contact info in the link that Showdigs sent them.

What do I do with prospect feedback?

If the prospect has any positive or negative comments specific to the property, please include them in your feedback once you've completed the showing.

What do I do if I'm running late?

Please plan to be at the property at least 5 minutes ahead of time. But, if you find that you are running late, contact the prospect immediately to let them know that you're running late.

If for some reason you realize you can’t make it to the showing, and you're within 15 minutes of the showing, call Showdigs from you agent app immediately so that we can reschedule the tour.

How do I know when/where to go?

Once you confirm the tour request, you’ll see all the tour and the property details, including:

  • The tour time
  • The property address and directions
  • The prospect’s name and contact info
  • A link to the property ad (that has property info)
  • Lock box information or other special access notes if applicable.

Review this information thoroughly. The more you know about the property and the neighborhood, the more questions you'll be able to answer. Also, make sure to review the steps you should take before, during, and after the showing.
