Overview

When you enable a syndication network, we will share all of the listing-related information from all of your active (and paused) properties with the enabled syndication networks. These networks will utilize that information to create advertisements on their rental listing sites.


How do I set it up?

Note: If you have our AppFolio integration enabled, you can skip this article. The best experience for you and your leads will be to syndicate your listings through AppFolio. For everyone else, please read on.

  1. Navigate to Settings > ILS Syndication

  2. Select the networks you would like to syndicate to and click on the toggle to enable that network.

  3. (Optional) If you currently have a Zillow Feed Connect account, and would like your syndicated listings to appear in your account, the Zillow team will be happy to adjust your setup (rentalfeedinquiries@zillowgroup.com). If you have a Zillow Rental Manager account, you will need to convert to a Feed Connect account. The Zillow team is available to assist with the transition and answer any additional questions at rentalfeedinquiries@zillowgroup.com.

Once enabled, listing details for all of your active and paused properties will be shared with the sites in that network. No further action is required.

Remember that syndication is a passive process. We publish your listing information, and the syndication networks read it periodically. This means it may take several hours for new listings or changes to existing listings to appear. For more details see the "" section below.


How long does it take to syndicate?

In all cases, our feed is updated in realtime. The moment you save a change, your feed is updated. However, the listing services don’t all read from our feed in realtime, so their can be a lag between updates being made in Showdigs and updates being made on a syndication site.

Zillow: Within minutes

When you activate a property, or save an update, we let Zillow know that they should scan our feed for the change. They should be able to process the update within a few minutes.

If this process fails for some reason, Zillow also monitors our feed several times a day, so the change should still make it into Zillow within 4-6 hours.

You will see the syndication status update in realtime, so you can monitor what's happening with the ad (more information in the next section).

Zumper: Several times a day

Zumper monitors our feed several times per day and makes updates to their listings as needed. This means that it may take 4-6 hours before an update made in Showdigs makes it into the Zumper listing.

Apartments.com: Once a day

Their listings are updated everyday at noon Eastern time. This means that changes made to Showdigs at 3:00pm Eastern, won’t appear in Apartments.com until noon the next day.

Apartments.com doesn’t provide feedback on a listing going live, so we will always show the status as “Posted for Syndication.” This means that our feed has been updated and we expect Apartments.com to pick it up on the next cycle.


How can I tell if my ad has posted?

If you have ILS syndication enabled with any network, you can view the statuses for your ads on the property page by navigating to Properties > [Select Property] > Overview > Property Info. In the Property Info section, you will find an overview of the syndication statuses. Expand this section to see the status for each network.

Live

Once your ad is live, you can click on the Live status to be directed to the primary ad in the respective network.


Pending

This status appears when we have published your ad, but the syndication network has not yet picked it up.

Not Posted - Duplicate

This indicates that the property was already live on the network, preventing our listing from being added. This typically occurs if you have already syndicated the property through your Property Management System (PMS) or another system. To resolve this issue, you should remove the listing from your PMS, allowing the copy in Showdigs to be used for the ad.

Posted for Syndication

This status is specific to Apartments.com syndication and indicates that the property is included in the syndication feed. Unfortunately, their process does not provide a specific URL link, nor does it offer feedback when the ad is officially posted, so this status will remain unchanged. Please note that Apartments.com updates their listings once per day.


FAQs

How do I update my listing description?

All updates to ads must be made within Showdigs. Even if you have an integration with Rentvine, updates must be made within Showdigs. You can go to Properties > [select property] > Details to make updates.

Why does some information appear differently in Zillow (or another ILS)?

Pet Policy

Unfortunately, the options we provide in our pre-screening for pet policy don’t map directly to the options supported by all sites, so we have to translate the Showdigs policy into the site’s policy.

For Zillow that looks like:

We omit all pet-related info from our feed, which results in Zillow showing "— Pets"

Some ILSs include property summaries that are generated by AI and are based on your pet policy and description information. We've seen these summaries incorrectly identify a pet policy, despite the pet policy being stated correctly in another area of the ad. Typically, this occurs when the listing description includes something like "... all dogs are allowed (no cats)." and the ILS's AI interprets that as "Dogs and cats are allowed" in the property summary. Unfortunately, we can't control the information in this part of the ad, so please be careful with your listing descriptions.

Parking Type

Unfortunately, not every ILS supports the same parking types, so there are some that you may want to track internally, but don't map to an ILS.

Here's what Zillow supports:

  • Carport

  • Garage Attached

  • Garage Detached

  • Off Street

  • On Street

  • None

Availability Date

We will always provide the actual availability date to Zillow. However, Zillow can sometimes show the date a "Available -- --" in the listing. Common causes are...

  • Properties may display a blank availability date in Zillow ("Available -- --") for up to 48 hours after being posted.

  • For properties that are posted in advance of their availability, the date in Zillow will show as "Available _ / _ /_" (ie Available 10/15/2025) until the date it's available. At that time, the display may then change to "Available -- --" for up to 48 hours until it transitions to "Available Now," which is what will display once the date is in the past.

Why don't I see the ads in my Zillow account?

The short answer is that Zillow needs to manually connect your Showdigs feed to your Zillow account. You can reach out to rentalfeedinquiries@zillowgroup.com to assist with that process.

Zillow offers both free and premium syndication options designed to help renters access more listings while providing landlords and property managers with powerful tools to connect with tenants and fill vacancies quickly.

To access listing syndication and unlock a premium level of listing exposure and branding on the most visited rentals network, you will need to sign up for Zillow Feed Connect. This service includes a suite of tools, prioritized seven-day-a-week support, and advanced analytics to better understand market conditions, competitor and renter insights, listing performance, and more.

Once you have a Feed Connect account, you can add your Showdigs feed to your account to continue benefiting from your Zillow account.

Note: If you currently have a Rental Manager and wish to syndicate your listings, you will need to convert to a Feed Connect account. The Zillow team is available to assist with the transition and answer any additional questions at rentalfeedinquiries@zillowgroup.com.

Why aren't my ads posted to some of the secondary sites like Realtor and Homes?

We syndicate our listings directly to Zillow, Zumper, and Apartments.com.

Realtor, Movoto, Trovit, and Uloop

Zumper makes their feed available to Realtor, Movoto, Trovit, and Uloop, who then create listings on their sites. There are some cases where a property will not make it onto Realtor, Movoto, Trovit or Uloop. Unfortunately, we don't have direct control over that process, so we don't have a lot of levers we can pull, but we can certainly reach out to the appropriate support channels for you to see if the issue can be resolved.

Homes, ForRent, ApartmentFinder, Apartment Home Living, and Apartamentos

These are all additional sites under the Apartments.com umbrella. In order for your listings to be posted on those sites, though, you will need a premium Apartments.com account. Free listings will only appear on Apartments.com.
