Showdigs provides two distinct showing types for agent-led showings: Showdigs Agents Only and Scheduled Availability. Understanding the differences between them is essential for making an informed decision that best suits your property management needs. This document outlines the key features and recommendations for each showing type.

Showdigs Agents Only

Showdigs Agents Only is designed for properties that require maximum exposure and quick leasing cycles. It has the most available showing windows of 7 days a week from morning to evening. All tours are assigned to Showdigs agents by default.

This mode is ideal for:

Most vacant properties
Best prospect conversion
Quickest leasing cycles

Scheduled Availability

Scheduled Availability is suitable for high-demand properties and occupied units, particularly in situations where Showdigs agents are not available, or when you would like to assign tours to your in-house staff by default.

This mode allows for more controlled scheduling and is recommended for:

High-demand properties
Occupied units

With Scheduled Availability, you can still include Showdigs agents, you'll just have more control over the schedule and availability.

Showdigs Agent Availability

You will see a "Agent Availability" indicator in the High Availability option. This helps you understand how likely it is that a Showdigs agent will be available to host tours at that location. It applies to High Availability and any Schedule showing windows you assign to Showdigs agents.

The availability label may appear as:

High
Medium
Low
Very Low

You can choose to use Showdigs agents in any of these cases, even when availability is very low. However, be aware that anything other than high coverage will likely lead to issues matching Showdigs agents to tours leading to late cancellations and reschedules. In those cases, consider using Schedule showings with your own team assigned, enabling self-showings, or choosing another setup that does not depend on Showdigs agent coverage.
