Our condition reports, whether they are periodic (with tenant) or move-in/move-out (without tenant), are considered visual reports. We will not be going through structural or mechanical checks with our agents.

The purpose of our condition reports is to catch the big-ticket items and common lease violations.

A typical condition report contains the following:

  • Overview photos of each room/area

  • Notes regarding water damage throughout the entire property

  • Check the status of windows and blinds

  • Checks under each sink

  • Updates on any shower, tub, tile and grout

  • Common lease violations, like the presence of pets.

  • Exterior notes, including landscaping maintenance checks

  • We also report the presence and location of all smoke and carbon monoxide detectors at the property.
